Seller costs combine brokerage, transfer/tax amounts, legal and closing costs, repairs/cleaning/staging, moving, and other entered costs. Proceeds before mortgage payoff subtract those costs from the sale price. Estimated net proceeds then subtract the entered mortgage payoff balance.
Actual closing proceeds can differ because of lender payoff quotes, prepayment fees, tax treatment, prorations, utilities, management fees, and settlement timing. Confirm the lender payoff amount and transaction-specific costs before relying on the estimate.
